Nad Kamínkou Housing Development

2025

A place where city life meets nature.

We envision a home that is part of the city, yet wakes up each day surrounded by peace and greenery. Timber houses, nestled into the hillside, open toward the Vltava Valley, where cool air flows in during the summer months. From the balconies and terraces, residents enjoy views of the Belveder and Borovičky forest parks, as well as the distant hills of the protected Central Bohemia landscape.

The inner courtyard forms the vibrant heart of the entire development — a place for gathering, play, and relaxation. It blends naturally into the surrounding landscape, gradually dissolving the boundary between the city and nature.

Built from wood, the houses feel natural and welcoming. They are quiet, healthy, and pleasantly warm. This is a home that stays close to nature not only through the views from its windows, but also through the scent and character of timber itself.

Spaces for people, not just cars.

Connecting fragmented parts of the area and bringing nature back into the city was the project's central ambition. The result is a place designed for walking, cycling, and simply spending time outdoors. Streets are clearer, safer, and lined with new trees, sidewalks, and spaces that encourage neighborly interaction and community life.

Rainwater is not lost to the sewer system; instead, it is collected and directed toward natural springs and waterways, where it helps cool the landscape in a natural way. Along the northern edge of the site, a linear park is being created—a playful landscape that will connect Zbraslav with the Belveder and Borovičky forest parks.

A place where the city can breathe, and where nature becomes part of everyday life.

A street where traffic slows down and life speeds up.

The transformation of Nad Kamínkou Street will create a calmer, safer, and more legible environment for everyone who passes through, travels along, or lives here. The street is being redesigned to put people before cars. Sidewalks will be widened and complemented by green buffers and new street furniture, turning Nad Kamínkou into a more welcoming and enjoyable urban space.

Traffic will be slowed and calmed throughout the area. The entire neighborhood will be incorporated into a 30 km/h zone, supporting safe and comfortable movement for all road users. A series of raised intersections is designed to naturally prioritize pedestrians and cyclists, provide barrier-free crossings, and reduce vehicle speeds. Cyclists will be able to choose between riding on the roadway alongside cars or taking a more comfortable and relaxed route along the widened shared pedestrian–cycle path on the southern side of the street.

Parking will be reconfigured, but not eliminated. Perpendicular parking spaces will be replaced by a smaller number of parallel parking bays, creating room for new trees between them. These will provide shade, soften the visual impact of parked cars, and help cool the street during the summer months. The parking area near the post office will remain in place, but with a new layout that makes more efficient use of the available space.

A landscape that extends into the city.

Living in Zbraslav offers a new model of urban life—one that is closely connected to nature. The project responds to the challenges of climate change by creating a resilient and healthy environment based on the principle of a green corridor that links the city with the surrounding landscape.

This green corridor serves an important ecological function, bringing natural cooling through its connection to the vegetation along the Vltava River. Continuous green belts capture rainwater, reduce dust, and improve the local microclimate. Water is naturally directed toward springs within the surrounding forest parks and then onward to local waterways, helping to restore the natural water cycle.

The concept is built on the idea of seamlessly integrating the city and nature into a single living environment. A network of green spaces and pathways is being created, designed for people and families, separated from traffic and complemented by play areas located close to the homes. Carefully shaped terrain extends the valley landscape toward the Borovičky and Belveder forest parks, creating gradual transitions between the built environment and the open countryside.

Here, greenery is more than an aesthetic feature—it functions as a living ecological system. It supports biodiversity, provides shade, and enhances evapotranspiration, helping to mitigate the urban heat island effect. It also retains water, improves air quality, and brings fresh air into the city.

The result is a healthy, resilient, and enjoyable place to live—a place where the landscape becomes a natural extension of the city itself.
