First test planning in Czech Republic.
Our vision for the Hradčanské Rozhraní is to create a place that preserves the existing villas, blends seamlessly with the character of the surrounding architecture, connects to its environment, and invites visitors to enjoy pleasant moments in its unexpected nooks.
The design takes advantage of the terrain differences between Milady Horákové Street and the new bike path, allowing the lower floors of buildings to be set below street level, thus reducing the overall building height without changing the gross floor area. Leveling the terrain with the bike path also contributes to the creation of sunken courtyards, enhancing both acoustic and spatial comfort. The development promotes excellent pedestrian and cycling connections between neighborhoods, Stromovka Park, and Letná Park. The proposed buildings will support natural pedestrian flow and offer semi-public courtyards surrounded by vibrant, active ground floors.
The architectural concept respects the historic character of the site and the original intention of standalone structures. This approach allows for the creation of a denser urban fabric with a high building coverage, while keeping the overall height lower, to achieve the target gross floor area of 25,000 square meters. The proposal fully utilizes the site's potential to become a well-frequented area (due to the bike corridor, Letná Park, and future cultural institutions) and presents an opportunity to revitalize Milady Horákové Street with space for a new tram stop.
